How to prepare for a move-out cleaning in Berlin

Moving out of an apartment in Berlin comes with a specific piece of pressure most cities don't have: your deposit. German landlords and property managers are famously strict about the condition an apartment is left in, and a rushed or half-finished clean is one of the most common reasons tenants lose part of their Kaution. The good news is that a move-out clean, whether you do it yourself or bring in professionals, becomes far easier when the apartment is prepared properly first. Start with an empty apartment

Every professional cleaner in Berlin will tell you the same thing: cleaning around furniture, boxes, or leftover clutter takes longer, costs more, and never looks as good as cleaning an empty space. Before any move-out cleaning begins, make sure:

  • All furniture, boxes, and personal belongings are removed

  • Wardrobes, cupboards, and drawers are completely emptied

  • Nothing is left on windowsills, shelves, or inside kitchen cabinets

Don't skip the details landlords actually inspect

A move-out inspection (Wohnungsübergabe) tends to focus on specific trouble spots rather than a general impression. The areas that most often cause deductions are:

  • Windows, including the frames — In older Altbau buildings, many windows are Kastenfenster (box windows) with two panes and a gap between them. These collect dust and grime that's easy to miss and take noticeably longer to clean properly than a standard Neubau window.

  • Bathroom grout, mirrors, and shower glass — limescale buildup is common in Berlin's hard water areas.

  • Kitchen appliances — the inside of the oven, extractor hood filters, and behind/under the fridge are frequent problem spots.

  • Floors and skirting boards, especially in corners and behind where furniture used to sit.

  • Radiators, which trap dust along the fins where it's rarely visible during regular living.

If you're cleaning yourself, budget more time for these than you'd expect. If you're hiring a company, ask whether these are included in the quoted price rather than treated as add-ons.

Steam cleaning matters more than most tenants realize

Standard mopping and wiping won't fully remove built-up grime in bathroom tiles, kitchen surfaces, or window frames — especially in older buildings. Steam cleaning reaches into grout lines and small gaps without needing harsh chemicals, and it's one of the more effective ways to get an apartment back to a "move-in ready" standard that satisfies a landlord's inspection. If you're comparing cleaning companies, it's worth asking directly whether steam cleaning is part of their process rather than assumed.

Decide early: DIY or professional cleaning

A full move-out clean of an average Berlin apartment (60–90m²) realistically takes a solo person most of a full day, longer for larger or older apartments with Kastenfenster or heavy limescale. Given how much a deposit dispute can cost compared to the price of a professional clean, many tenants — especially those already juggling the rest of a move — decide it's not worth the risk of doing it alone the night before handover.

If you do bring in a company, a few things are worth checking before you book:

  • Is the price flat-rate, or will you be billed extra once they arrive?

  • Do they bring liability insurance, in case of accidental damage during the clean?

  • Is steam cleaning and window/Kastenfenster cleaning included, or priced separately?

  • Can they also handle wall touch-ups if your contract requires repainting?

Time it right

Book your move-out cleaning for the same day as your handover, or the day before at the latest — landlords will often notice if a few days pass between the clean and the inspection, especially in a dusty, freshly emptied apartment. If you're also having painting done, that needs to happen before the final clean, not after.

A simple pre-cleaning checklist

  •  All furniture and belongings removed

  •  Cupboards, drawers, and wardrobes emptied

  •  Contract checked for painting or specific cleaning clauses

  •  Booked steam cleaning and Kastenfenster window cleaning if applicable

  •  Confirmed a flat-rate price with no surprise add-ons

  •  Scheduled the clean close to your handover date

A well-prepared move-out clean isn't just about appearances — it's the difference between getting your full deposit back and fighting over deductions after you've already moved on.
